Role: Property Manager
Location: Central Sheffield
Salary: dependant on experience
Outline responsibilities:
Experience essential.
Excellent customer service skills.
The successful candidate will be responsible for the day to day management of approximately 300 properties, to include the following duties:
- Maintains property rentals by instructing advertising, arranging viewings, obtaining feedback and negotiating tenancy terms
- Establishing appropriate rental values by conducting regular market appraisals when appropiate on their portfolio.
- Advising applicants of the rental procedure and qualifying potential tenants.
- Completing tenancy applications, referencing checks, securing tenant deposits and move in funds, drawing up/signing legal documentation and liaising with tenants to arrange a suitable move in date.
- Ensuring properties are in a satisfactory and safe condition for new and existing tenants
- Maintaining relationship with tenants throughout their tenancy
- Handling of property maintenance, obtaining quotes and instructing contractors in a timely manner
- Negotiating and instructing tenancy renewals
- Arranging periodic property inspections
- Ensure properties are fully up to date with compliance checks
- Answering phones and dealing with general enquiries
- Key management of their property portfolio
- Handling of utility bills including council tax
- Updating landlord on successful applications, maintenance, and tenant move outs
- General office duties
- There may be a requirement to carry out viewings local to the office
